Plan maintenance around the surface
Tell us about potholes, cracking, uneven areas and worn markings, as well as any known water or base problems. Photographs and a description of how the area is used help explain the work you need.
Maintenance can improve appearance and help keep asphalt in service. It should be selected for the problem at hand; sealer or a surface patch cannot correct every underlying issue.
Hot-asphalt patching
Hot-asphalt patching repairs localized potholes or damaged areas by placing and compacting new asphalt. The choice between a saw-cut repair and a surface patch depends on the existing pavement and the purpose of the repair.
Saw-cut repairs
The damaged section is cut out and removed. The base is prepared and the area is filled with new asphalt, then compacted. This approach allows the work to address the affected pavement section rather than simply covering it.
Surface patches
A surface patch adds a layer of asphalt over a localized area. It can suit some minor or superficial damage, but its performance depends on the surface beneath it. A surface patch is a more limited repair and may be shorter-lived than removal and replacement.
Hot rubberized crack filling
Open cracks allow water and debris into the pavement. Hot rubberized crack filler seals suitable cracks to help limit that entry and protect the surrounding asphalt.
Crack size, condition and the extent of the damage matter when choosing the work. Include photographs of the affected areas with your enquiry.
Asphalt sealer
Sealcoating is an available maintenance option that can help protect the surface from weathering, water and some chemical exposure. Whether it is useful depends on the condition and use of the asphalt.

Line marking
Line painting and pavement markings can be included in a parking lot maintenance project. Clear markings help define parking spaces and the intended layout of the paved area.
